Lincoln Walk and Quonset Court occupy adjacent sites on a block at the busy intersection of Lincoln and Broadway in Santa Monica. The program for each site includes ground floor retail with a public courtyard, and four floors of workforce housing above, comprised of approximately 140 units. The designs feature open corners, multiple roof gardens, and articulated massing to lessen the buildings’ impact on the surrounding neighborhood. Retail uses along Broadway will be small-scale, intimate, and neighborhood-oriented, highlighted by a restored WWII-era quonset hut located at the corner of 9th St. Retail along Lincoln will be oriented to the busy boulevard with larger-scaled architectural expression.
