Luxe @ Broadway, a 97-unit building comprised of 350-550 square-foot single-story apartments, was conceived as mixed-use affordable workforce housing in an area where modestly sized apartments are in high demand.
The program for Luxe @ Broadway includes ground floor retail with a public courtyard, and four floors of housing above. The design features open corners, multiple roof gardens, and articulated massing to lessen the building’s impact on the surrounding neighborhood. Retail uses along Broadway are small-scale, intimate, and neighborhood-oriented, highlighted by a cafe in a restored WWII-era quonset hut located at the corner of 9th Street.
The project is unique in many ways: its units are small but light, bright and efficiently laid out. The quonset hut at the corner of the site is a one-of-a-kind building, an instant landmark and a brand for the project.
