
Located on a three-acre site in the light industrial district of Santa Monica, Paseo Nebraska will serve as a nexus for the redevelopment of the area into a sustainable mixed-use community that will maintain its historical role as an incubator for small creative businesses. Borne out of an agreement between the owner and the City, the project aims to provide significant public benefits while also being a viable private enterprise. With an aim to make a walkable, urban environment, the center of the design is three public walkways that cross the site, and two new city streets that connect the existing city grid to Olympic Boulevard.
The remainder of the site will be occupied with six separate and architecturally distinct buildings, including the preservation of the 1950’s small office building which served as the original site for the Southern California Institute of Architecture. The new buildings will have creative-industry uses on the first two floors, with two floors and approximately 125 units of workforce housing above. The architectural language will be diverse, with irregular massing and materials to create a semi-industrial, active urban experience similar to what is currently on the site. The existing neighborhood-serving retail district along Nebraska Avenue will be expanded at the site.
