
Comprised of two adjacent properties on a busy commuter street, these affordable single-room occupancy projects, within walking distance of Santa Monica College, St. John's Hospital and Santa Monica-UCLA Medical Center, answer the need for workforce and student housing in Santa Monica. Despite the code-required small size of the units, their 19-foot high ceilings, large windows and sleeping mezzanines give each the character of a spacious loft. The language and massing of the buildings is intended to blend into the surrounding industrial/artist studio area. Sheet metal siding, phenolic panel rainscreens, and exterior plaster wrap the buildings and accentuate the deep overhangs that shade continuous bands of windows.
Although the two projects are distinct, they share common programmatic and architectural elements, and form a streetscape that is both continuous and varied. A twenty-foot setback from Olympic Blvd. provides a generous landscape area as well as a buffer between the units and the busy street.
